  • Title searches: A certificate of title or title deed is a legal document confirming possession of land. Perform a title search if you need to identify the land description, the registered proprietor(s), or any instruments, dealings or easements associated with the land title.
  • Registered plans: A copy of the survey plan or registered plan as lodged at the Land Titles Office. Perform a plan search showing the surveyor, area, easements and boundary information.
  • Dealings / instruments: A dealing or instrument is any document affecting a land title or title ownership. Perform a dealing search if you need to get copies of mortgage documents, caveats, easements, transfers etc.
  • Name Search: A Vic name search, also known as an Index Search provides property ownership information based on a person or company name.
  • Address search: A VIC address search (Index Search) provides access to title and plan details based on street address. Perform this search if you don't have access to the title reference or volume/folio.
  • Aerial photography: High resolution aerial photography can be provided based on either street address or lot/plan information. Search for aerial photographs if you are looking for cadastral property boundaries and nearby features.
  • Title history: Not to be confused with a standard title search, a title history search provides information on changes to a specific title since the current ownership commenced. Perform this search to check the status of a land title prior to settlement as part of your conveyancing information requests.
  • Title diagrams: A Title Diagram is an imaged land title where the image contains a diagram showing the boundaries and details of a land parcel. Title diagrams are used where a survey plan is not available, typically on old or crown titles.
  • Titles affected: This search returns an online statement identifying each title affected by a given instrument. The result identifies the type of instrument, its registration date, image status and relevant title(s) by volume/folio.
  • Title activity: This search checks whether there has been any activity on a title in the last 125 days. This is an invaluable addition to your conveyancing information set, ensuring the purchaser does not inherit any unanticipated caveats or encumbrances.
  • Survey notes: These are records that describe the survey performed and are completed by the surveyor.
  • Body corporate searches: Owners Corporation information is available free via a title search in Victoria, however if you are in need of addition body corporate data, the Owners Corporation Premium Report is recommended.
  • URDS issue search: The Unregistered Dealing System (URDS) is used to monitor/track progress of all dealings once they have been lodged but before they have been registered. Use the issue search to gather details on the originating dealing and document recipient.
  • URDS final search: An essential component in your conveyancing information pack, the final search is a must in order to confirm settlement can go ahead.
  • URDS prelodgement check: The Un-Registered Dealing System (URDS) is used to monitor/track progress of all dealings once they have been lodged but before they have been registered. Use the pre-lodgment check to find whether documents have been lodged against a Dealing prior to lodging it.
  • High resolution plans & instruments: Delivered by Landata, these plans show the boundaries and ownership of land parcels including section and/or lot numbers and their respective areas.
  • Cadastral & parish maps: Shows the boundaries of land parcels including certificate of title numbers, section and/or lot numbers for all the parishes and townships across Victoria.
